DAYTONA ROLEX 24

A 24 hour  endurance car race takes place every January at the Daytona International Speedway to mark the beginning of race season. The Daytona Rolex 24, as it has been  called now for many years, has become an increasingly popular event for our area.   This fun-packed weekend attracts race fans from around the world to see cars such as Ferrari,  Porsche and Audi to name a few.  Locals and race fans alike look forward to the Daytona Rolex 24 Taste of the 24. The Taste brings fans and locals together for an amazing culinary event that takes place during the evening of the race.  All of the finest area restaurants take place in the fun music and non stop racing event.  All of proceeds from the Taste go to support a local NASCAR charity offering college scholarships to local high school students.  This year at the Daytona Rolex 24 there will be a Daytona 5K, a fun run for fans to run on the same tracks that just hours later will have the smoking wheels of theses famous cars.  So no matter what kind of excitement you may be looking for the speedway and the Daytona Rolex 24 will have it for you this weekend.  Now for you viewing pleasure I have included a few recent listings of beautiful homes near the speedway for you to view, and as always contact me Jane, the Goddess of real estate, for all of your housing needs.

Let someone else pay your mortgage!

According to “Travel and Leisure” magazine vacationers visiting the state of Florida spend an average of $1700/ week on vacation lodging. How much do you spend on a weeks vacation rental?  How many weeks a year do you vacation? Why are you paying someone else’s  mortgage every time you go on vacation? Why not  start vacationing more often and while you are at it have someone else help pay the freight.

Owning your own vacation home may seem overwhelming, but  in today’s  small world of the internet it can be very easy and very lucrative.  The services available to you over the internet to help you with your vacation  rental property are limitless.  so what are you waiting for?

A few things you should consider first:

Location:

Is the location a place you like to spend time?   How easy is it for you to get to this location?  Does the location have many rental seasons,  is it a desirable  vacation       location? Competition is the area already saturated with vacation rentals?  If so find one with amenities that make it stand out, such as a pool or sauna. Is there a home owners association, will they allow weekly rentals?  Will the local laws allow weekly rentals?

Budget:

How much can you afford?   Including taxes and insurance, both may very greatly from your current home.  Including  maintenance,  a condo, low maintenance, or a single family home.

Will you contract out the maintenance our try and do it yourself?  Will you hire a property manager or market the property yourself?

Moving!!!

You just closed on your new home! Whew, sigh of relief, except now you must move. Moving can seem like a daunting task, and in the excitement of a new home it is easy to let that move sneak up on you. Over my many years as a professional realtor I have seen some moves, and below I give you a few of the best tricks I have seen to date.

-A cleaning kit is good to have handy, even if you have your new home precleaned, any spill can happen.

-Label your boxes. This on is pretty basic, however, I have seen some great methods: label by room and contents, numbering boxes, kitchen #1 etc, color coding boxes, even clear boxes

-Pack your plates sitting up vertically, like records, to lessen the chance of breaking.

-Wrap toiletries, and cleaners in plastic or pack in baggies to avoid messy spills.

-Towels, clothes, pot holders, etc. make great packing cushion.

-Glasses fit nicely into clean socks.

-PACK AN OVERNIGHT BAG FOR THE FIRST DAY OR TWO!

-If kids or pets are involved find a sitter for moving day.

Internet Neutrality Concerned Citizens Vs. Corporate Cash

September 19th, 2014

Earlier this week the FCC, Federal Communications Commission, ended the time frame citizens had to weigh in on the topic of internet neutrality. A record breaking number of concerned citizens, 3.7 million, wrote into the FCC regarding how federal rule should treat internet traffic. It is believed that less than 1% of these citizens were opposed to net neutrality.
On the other side of the debate are corporate giants such as Verizon and Time Warner cable that have been lobbying congress to be able to manage internet traffic in a “commercially reasonable” manor. In other words they want to charge companies to get their content to you faster than the next guy, like cable companies don’t already make enough money. According to Quid, a San Fransisco based data firm Verizon has spent 100 million dollars to lobby congress on this issue.
So the polls are closed and public opinion has been overwhelmingly in favor of net neutrality, now we just wait to see who congress and the FCC listen to Record # of Concerned Citizens Vs Huge sums of Corporate Cash

Daytona Beach Shores “Life is Better Here”

Daytona Beach Shores is a small community just south of Daytona beach on the beachside, with the Atlantic ocean to the east and the Halifax river to the west you are sure to find some amazing water views here. The city was established in 1960 when a group of businessmen from the area felt that a smaller community could better serve the population. The city is only 5.5 miles long across the barrier island it shares with Daytona Beach, Port Orange, Wilbur by the Sea and Ponce Inlet. There is a wide array of condominiums in Daytona Beach Sores many with spectacular water views and some with river and ocean views. Bigger Better Faster Stronger, It’s the American Way

Nothing says American like Apple Pie, wait scratch the pie just Apple. Apple and there ever advancing technologies, Americans eat it up. Apple introduced their iPhone 6 this week and guess what it is bigger, faster, and stronger. But is it better? Well that will be left to the consumer to decide.
The new iPhone 6 has a display screen of 4.7 inches,or if you really need bigger there is the iPhone 6 plus measuring in at 5.5 inches, blowing Apple’s biggest competitor, the GalaxyS5, out of the water, with a display screen of only 5.1 inches. Faster! Faster! Faster! The new iPhone 6 has a new operating system on an A8 chip which will make the phone faster and Stronger by increasing it’s battery life.
Besides all the bells and whistles in the new iPhone Apple has made some great advances in technology. The new iPhone will have near field communication which enables pay-by-touch, allowing users to make mobile payments. With a mobile wallet comes updated security and a finger print ID system. All of it sounds like a winner to me I will be contacting my local Apple genius to see if I am eligible for an upgrade, after all it is the American way. Golf Course Living! Pelican Bay

The Pelican Bay golf course community is located in Daytona Beach just south of the Daytona Beach airport off of Beville Rd. With direct access to I 95 and I4 the Pelican Bay Community is ideal for commuters.  Pelican bay is a gated community of over 1000 acres and 2 championship golf courses.
